Keep the history factual

Record confirmed indoor-use history, known source areas, observed odour/marks and previous interventions. Keep assumptions about past occupants separate from evidence. Do not publish or submit tenant personal details to explain a property concern.

A recurring indoor source is different from a single documented building-fire event. The proposed scope should fit the actual situation, intended future use and the relevant professional responsibilities rather than being copied from an unrelated fire claim.

Ask about ongoing sources and existing treatment

A cleaning, sealing or odour proposal should explain the source-control assumptions. If the source continues, record that as an unresolved condition. If the property has already been painted or treated, identify where and when so the assessor understands the current surfaces and limitations.

General indoor-air guidance helps frame source and ventilation questions. It does not identify all surface residues or establish an individual exposure outcome. A property report and a health consultation answer different questions.

Questions for a material-specific scope

• What use history and observations are confirmed?
• Which rooms, contents and connected components are included?
• How will retained material and coating compatibility be assessed?
• What hazard identification is required before renovation disturbance?
• How are completion and recurrence criteria documented?

Avoid a universal “safe” or “ruined” label

Ask for the actual basis behind treatment or replacement decisions. A particular smell cannot establish all exposure questions; a visible improvement cannot resolve every material concern. Keep the report’s purpose and limitations with the work record.
