SMOKE + RESTORATION GUIDANCE

Smoke from a neighbouring condominium or apartment

Unit, common-property and shared-system questions need coordinated access and authority.

Record your unit’s observations

Start with the known event account and what was observed in your own authorized space. List room locations, access limits and timing. Keep a report from another unit or a common area identified as someone else’s information, rather than merging it into a personal inspection record.

Shared corridors, vertical connections and building systems can create questions beyond a single suite. Their actual role needs assessment; a conceptual arrow on this site cannot establish the pathway or which party is responsible for the work.

Name the property interfaces

AreaWhat to clarify
Inside the unitWho authorizes assessment, contents handling and proposed finish work?
Common propertyWhich manager/board/owner coordinates access and the responsible provider?
Shared systemsWho holds system records and establishes assessment/use decisions?
Neighbouring spaceWho has lawful authority to inspect and share relevant findings?
InsuranceWhich actual policies/claims address each interest?

Do not assume a unit policy, corporation policy and landlord/tenant policy provide identical coverage. Ask the relevant insurer and property authority about the actual circumstances.

Build one coordinated location record

  • Use room/unit/common-area identifiers without sharing tenant personal information.
  • Keep assessment access permissions with the work scope.
  • Identify areas not yet inspected or awaiting another party.
  • Ask how new findings across a boundary are communicated.
  • Retain separate insurer and contractor authorizations.

Make re-use decisions clear

Ask who is responsible for the occupancy, system-operation and restoration completion questions. A cleaned suite does not establish the status of common systems, and a reopened building does not describe every contents decision. Keep unresolved interfaces visible in the handover record.

The enquiry desk can review your described need. It cannot grant access to neighbouring units, decide condominium responsibility or promise provider availability. Use your authorized property-management process for those arrangements.
